How to object to planning

There is not much time to make our ojections heard, and it needs to be done properly.

I am no expert but I found a couple of sites with useful info about how to go about it, what to raise, and what not to bother with:

What are 'valid reasons'?

The following is a broad list of opportunities which can be put forward as the basis for objection. This list is neither definitive, nor 'recommended'. Please don't simply copy and paste this list into your objection correspondence - this really won't help our case.

Negative effects on amenity
(neighbours and community) - particularly due to:

  • Noise
  • Disturbance
  • On street parkiing
  • Overlooking & loss of privacy
  • Nuisance
  • Shading / loss of daylight

    (All of the above should be accompanied by detailed evidence where atall possible - planning officers are not interested in speculation)

  • Over-development or overcrowding of the site - particularly where the proposal is out of character in the area. 
  • Negative / adverse visual impact of the development - particularly on the landscape and or locality
  • Detrimental effect of proposed development on the character of the local area
  • Possible damage to Hillside View houses due to land movement caused by large scale earthworks.
  • Concerns about flooding and drainage

Design issues - including:

  • Bulk / massing
  • Detailing and materials
  • Local design guidance / policy ignored
  • Over-bearing / out-of-scale or out of character in terms of appearance

In Conservation Areas - adverse effect of the development on the character and appearance of the Conservation Area or heritage assets within it.

Notwithstanding the above items, the following items will not be taken into account by planning authorities and should not be entered as reasons for objection.


  • Worries or hearsay about possible future expansion or alternative uses of the application site - unless future plans are included in the application documentation.
  • Effect on the value of properties in the area - particularly you own
  • The effect of construction (i.e. dust, noise, nuisance caused by construction traffic etc.).

Planning Comittee meeting, August 22

The Peasedown Parish Council planning committee met on Tuesday 2nd August. The Curo development was on the agenda.

This from the minutes:

Curo Development on Greenlands Road - several residents made comments on the
recent revised plans, as follows:

  • Issues of providing adequate drainage for the site do not appear to have been addressed.
  • There is no information on the elevation – is it still the plan to build an 18m retaining wall?
  • The potential noise and disruption from movement of traffic whilst the building works are taking place. Can the flow of construction traffic be managed to keep the impact on local residents in Hillside View and Greenlands Road to a minimum?
  • The possibility of the proposal changing again, and the need to reserve judgment until the full plans are available, then to see what can be done to further reduce the impact of any new development on our village, infrastructure and environment.
  • Noting that B&NES is currently exceeding its housing supply and currently has sufficient for the next 5 years, so questioning whether the additional housing is required.

We felt that the mood of the meeting was that the councillors were not in favour of the scheme but they acknowleged that planning permission existed. They said that they would present Curo witth some questions, but also that there was no obligation for them to answer; and in fact Curo were not very forthcoming last time they did this.

It is worth noting that Curo will have to present their plan for 55 new homes as a completely new planning application to B&NES so there will be opportunity to oppose this when they do so later this year.

Following years of inactivity on the Greenlands Road site, Curo have invited us to a little exhibition at Beacon Hall to show off their new proposals for the housing scheme.
